What does "discreet invoicing" mean exactly?

It means every invoice goes directly to your property management company โ€” never to a property owner, building occupant, or tenant. If you manage a 200-unit apartment complex for an ownership group, the ownership group never receives a South Jersey Backflow invoice. If you manage a retail portfolio for an institutional investor, the investor never receives our invoice. You receive it, you pay it, you handle however you handle vendor costs with your clients. We stay completely out of that relationship.

What if a tenant or building contact asks who we are?

When our technician is on-site at one of your properties, they may interact with tenants, building managers, maintenance staff, or property owners. In every one of those interactions, if the subject of cost or pricing comes up, our technician responds that billing is handled through the property management company and refers the conversation back to you. We never quote a price, discuss our rates, negotiate on-site, or in any way insert ourselves into your client relationship. The pricing conversation exists exclusively between South Jersey Backflow and your property management company.

What if a tenant or building contact asks who we are?

Our technicians introduce themselves as being from the property management company's service team and present to complete the required annual backflow inspection. Most tenants and building contacts accept this completely โ€” a service technician completing an annual inspection is an entirely routine occurrence in any managed property. We carry identification and documentation that supports this presentation. If any more detailed question arises, we indicate that the property management company can provide additional information and leave it there.

How do net-30 and net-60 terms work for new accounts?

All new property management accounts start with net-30 billing โ€” payment due 30 days from the invoice date. After 90 days of account history (approximately 3 months), any account in good standing can request net-60 terms, and we extend them without additional qualification requirements. For established property management companies enrolling a large portfolio from the start, net-60 terms can sometimes be arranged from day one โ€” contact us to discuss. There is no credit application, no personal guarantee, and no fee to establish billing terms.

What counts as a "visit" for the $25 referral fee?

Each completed service visit to a property referred by you counts as one referral event and generates one $25 referral fee. If we test three devices at one property in a single visit, that is one visit. If we return to a property for an annual test in subsequent years, each annual visit generates an additional $25 referral fee for the original referring agent โ€” so a referral that results in an ongoing annual compliance relationship generates $25 per year, indefinitely, as long as we continue serving that property. Referral fees are paid by check within 30 days of each completed visit.
